Tell us what the property needs.
Call, text or email. You will get a person, not a ticket number.
Water running, no power, no heat, or an open roof?
Do not read the rest of this page. Call now — it gets routed first.
Four ways in

After you get in touch
What happens next.
We talk it through
A person who can actually scope the work, not a dispatcher reading a script. Bring photos if you have them.
A named contact
We look at the work
Either on site or from photos, depending on the job. For anything multi-trade we walk it before quoting.
A condition summary
You get it in writing
Itemised scope and price. Nothing verbal, and no line item you have not seen before work starts.
An itemised estimate
You decide
Approve it and we schedule. Decline it and that is the end of it — there is no follow-up pressure call.
A start date, or nothing at all
Common questions
Before you call.
Do you charge for estimates?
No, and they are itemised in writing rather than given as a single number. If you decline, that is the end of it.
Can you send a certificate of insurance and W-9 before we open a work order?
Yes — email the request and we will send both. Most property management companies need them on file before a first job and it is faster to do it up front.
Do you take one-off small jobs?
Yes, though we would rather batch several small items into one visit than send someone for a single hinge — a trip charge on a ten-minute task is bad value for you. Send the whole list.
Where do you work?
Nationwide, coordinated from Culpeper, Virginia. Tell us the city and the trade and you will get a straight answer the same day about whether we have a vetted vendor there.
