The expensive thing about small repairs is not the repairs. It is the twenty separate scheduling conversations, twenty trip charges and twenty invoices.
So we batch them. Send us the list — the door that will not latch, the closet rail that pulled out, the running toilet, the missing smoke detector, the cabinet hinge, the blind that fell — and it becomes one visit with one invoice. On a portfolio this is usually the first work a new client gives us, and it is where they find out whether we actually do what we said.
The list we clear most often: interior and exterior door adjustment and hardware, lock changes and rekeying, drywall patching from small holes to full sheets, shelving and closet systems, blinds and window treatments, cabinet and drawer hardware, towel bars and bathroom fittings, weatherstripping and thresholds, minor caulking, appliance installation, mounting, and smoke and CO detector replacement.
Lock changes deserve a specific mention because they sit between maintenance and security. Between tenancies a lock change is not optional, and rekeying a property to a single key set is worth doing once properly rather than accumulating one key per door over five years.
The honest limit: a handyman visit is for work that does not require a licensed trade. If your list contains an item that turns out to be major electrical, major plumbing, an HVAC repair or a roof replacement, we pull it out and route it to a licensed vendor rather than letting a general vendor attempt it. You will hear about that before anyone starts, not on the invoice.
Every visit comes back with photos of what was done, item by item against your list, so you can see what got cleared and what needs a different trade. For managers signing off work they have not seen, that list is the point.

Best for: Managers with an accumulated list, and turnovers that need a final pass.
Common questions
We would rather batch small items into one visit than send someone for a single hinge, because a trip charge on a ten-minute task is bad value for you. Send the whole list and we will scope it as one job.
We pull it out and route it to a licensed vendor, and you hear about it before anyone starts rather than finding it on the invoice. Major electrical, major plumbing, HVAC and roof replacement never go to a general vendor.
Yes, and we would push you to rekey a property to a single key set once properly rather than accumulating a separate key per door over several years.
