Projects & renovation

One scope, one schedule, one company answering the phone

When a job needs four trades in the right order, the hard part is not the work — it is the sequencing. General contracting is where we take that over.

Licensed trade

Most multi-trade projects go wrong in the gaps. The drywall crew arrives before the electrician has finished rough-in, the flooring goes down before the paint is cut, and every handoff costs a day that nobody planned for. When you are coordinating that yourself across separate companies, you are the one making the phone calls and absorbing the delay.

We run the project instead. That means a written scope before anyone is dispatched, a sequence that accounts for inspections and cure times, and a single point of contact who knows the whole job rather than one trade inside it. If the schedule moves, you hear it from us the same day, along with what it does to the completion date.

The work itself covers interior renovation, unit rehabs, structural repairs, kitchen and bath remodels, damage restoration, and the multi-trade punch lists that come out of an inspection or a sale. Where the work requires a permit, the vendor pulling it is licensed for that jurisdiction — we verify the licence with the issuing authority before dispatch rather than taking a copy on trust.

Change orders are the other place these projects go sideways. Our rule is that nothing verbal counts. If a vendor opens a wall and finds something that changes the price, it comes back to us, we price it, and you approve it in writing before the work continues. Nobody on our side negotiates scope with your resident, and nobody adds a line to the invoice that you have not seen.

You get progress photos as the job runs, not just at the end, and one invoice from Xpert Property Plus rather than four from four companies. If something is wrong after completion, there is one number to call and it is ours.

Common questions

General contracting: what people ask.

Do you pull permits?

Where the work requires one, the vendor doing the work pulls it under their own licence for that jurisdiction. We verify the licence is current with the issuing authority before we dispatch, and we tell you which permits a scope will need before the job starts.

How do change orders work?

Nothing verbal counts. If a vendor finds something that changes the price, it comes back to us, we price it, and you approve it in writing before work continues. Your resident is never asked to approve or pay for anything.

Can you take over a project another contractor abandoned?

Often, yes. We start with a condition assessment and a written scope of what is actually left, because the previous scope is rarely accurate by that point. We will tell you plainly if the remaining work needs to be re-done rather than continued.
