Roof work has two audiences: the person who needs the leak stopped, and the adjuster who decides whether it is covered. The second one needs photographs taken before anything is touched.
Licensed trade
That is the part most often skipped, and it is the part that costs owners money. When a vendor climbs a roof after storm damage and starts making it watertight, the evidence of what happened goes with the repair. We photograph condition first — the damage, its extent, the direction, the affected decking and the interior staining — and then repair. The documentation comes back to you whether or not you end up filing.
Leak diagnosis is genuinely difficult and worth paying for properly. Water enters at a penetration and travels, so the stain on a ceiling is rarely below the hole. Flashing at chimneys, walls and skylights, boot seals around vent pipes, valleys, and nail pops account for the large majority of leaks we find on otherwise sound roofs — far more than failed field shingles.
Repairs cover shingle replacement, flashing and boot replacement, valley work, ridge and hip repair, decking replacement where the sheathing has gone soft, and gutter work where overflow is driving water into the fascia rather than away from it. Gutters are worth their own mention: a blocked gutter is usually cheaper to clean than the fascia, soffit and foundation problems it eventually causes.
Full replacement goes to a licensed vendor. Roof replacement and installation is one of the five trades in our network requiring a verified current licence before dispatch, because it is structural, it is permitted in most jurisdictions, and the failure mode is water inside the building.
We will also tell you when a roof does not need replacing. A roof with eight years left and a failed chimney flashing needs the flashing fixed, and a contractor who quotes a full tear-off for that is selling you something you do not need yet.

Best for: Active leaks, storm damage with a possible claim, and roofs of uncertain age.
Common questions
Yes, and it has to happen before the repair. We photograph the damage, its extent and any interior staining first, then make the roof watertight. Repairing first destroys the evidence of what happened.
Penetrations, not field shingles. Flashing at chimneys, walls and skylights, vent pipe boot seals, valleys and nail pops account for most leaks we find on otherwise sound roofs.
Often not. A roof with years of life left and one failed flashing detail needs the flashing fixed. We will tell you when replacement is genuinely the cheaper answer and when someone is selling you a tear-off you do not need yet.
