Licensed electricians on anything touching the panel

We split electrical work in two, and we are strict about the line: minor work any competent trade can do, and major work that only goes to a licensed electrician.

Licensed trade

That split is not a formality. It is written into how we route work, and it is the reason major electrical is one of the five trades in our vendor network where a current licence is required before a vendor can be dispatched at all — verified with the issuing authority, not accepted as a photocopy.

Minor work covers replacing fixtures, switches, receptacles and ceiling fans, adding a GFCI where one is missing, and swapping a failed breaker like for like. Major work — anything that touches the panel, the service, the grounding system, or adds and reroutes circuits — goes to a licensed electrician every time, in every state, without exception.

Diagnostics are the most useful thing we do here and the hardest to quote in advance. A dead outlet, a breaker that trips intermittently, lights that dim when an appliance starts, or a burning smell with no obvious source all need someone tracing the actual circuit rather than replacing parts hopefully. We scope diagnosis as its own step so you are not paying for guesses.

For rental property there are three findings we see repeatedly and flag whether or not you asked: missing GFCI protection in kitchens, bathrooms and exteriors; federal-pacific and similar known-defective panels that insurers increasingly refuse; and reversed polarity or open grounds in older receptacles. All three are cheap to correct and expensive to be found by an inspector or an insurer.

Anything urgent — no power, a burning smell, a hot panel, exposed conductors — should be a phone call rather than an email. That is a safety issue before it is a maintenance issue, and it gets routed first.

Common questions

Electrical: what people ask.

Is your electrical work done by licensed electricians?

Major electrical — panels, service, grounding, new and rerouted circuits — always, in every state, with the licence verified against the issuing authority before dispatch. Minor work such as swapping a fixture or adding a GFCI can go to a qualified general vendor.

My breaker keeps tripping. Is that a big job?

It depends entirely on why, which is why we scope diagnosis separately. A tripping breaker is doing its job — it is reporting either an overloaded circuit, a failing appliance, or a fault in the wiring, and those three have very different fixes.

What do you flag on rental property even if we did not ask?

Missing GFCI protection in kitchens, baths and exteriors; known-defective panel brands that insurers increasingly refuse to cover; and reversed polarity or open grounds in older receptacles.
