Projects & renovation

Cut clean, and logged to a colour you can reorder

A repaint is judged on two things: the cut line where wall meets ceiling, and whether you can match the colour again in two years without guessing.

Rental painting is a different job from residential decorating, and the difference is repeatability. A homeowner picks a colour once. A property manager needs the same colour, in the same sheen, across forty units and five years of turnovers — so that a patched wall in unit 12 does not read as a patch.

We log it. Every repaint we run records the manufacturer, the colour code, the sheen and the surface it went on, and that record comes back to you with the invoice. The next time a wall gets scuffed, the touch-up matches instead of becoming a full-wall repaint.

The work covers interior repaints between tenancies, full exterior painting, trim and door refinishing, ceilings, cabinet refinishing, and the drywall patching and caulking that has to happen first. Prep is where a cheap paint job gives itself away, so it is scoped explicitly rather than assumed: fill, sand, caulk gaps, mask, and prime bare or patched surfaces before the finish coat.

On exteriors we scope the substrate before the colour, because paint over failing wood or unaddressed moisture is money spent twice. If a wall needs repair rather than coating, we say so and quote it separately instead of painting over it and letting you find out in eighteen months.

One practical note for occupied buildings: we schedule around residents rather than around our own convenience, and the vendor arriving has been through the same identity check as every other trade in the network. Your resident gets a name and a photo before anyone knocks.

On lead-safe work in pre-1978 housing, the vendor doing the disturbance is certified for it. That is not a service we improvise around.

Common questions

Painting: what people ask.

Do you record the paint colours you used?

Yes — manufacturer, colour code, sheen and surface, returned with the invoice. It is the difference between a touch-up and a full-wall repaint two years later.

Can you paint an occupied unit?

Yes. We schedule around the resident, mask and protect their belongings, and the vendor arriving has cleared the same ID and insurance checks as every other trade. The resident gets a name and photo in advance.

How do you handle pre-1978 properties?

Any work that disturbs painted surfaces in pre-1978 housing goes to a vendor certified for lead-safe practices. We do not work around that requirement.
